This project involves a full interior renovation for a new 7,050-square-foot salon and spa located at 1042 South Grand Street in Los Angeles, California. The redesign introduces dedicated spaces for massage, hair and nail services, spa treatments, office functions, and essential support areas. Our scope includes comprehensive engineering for power, lighting, HVAC, and plumbing, guided by the salon consultant’s equipment specifications and utility requirements. All designs are planned to utilize existing utility services, with any required upgrades managed separately by the landlord. This renovation aims to create a modern, efficient, and welcoming environment tailored for a high-end wellness experience.
Electrical Engineering
The electrical design for this salon and spa renovation focuses on assessing existing conditions and ensuring the electrical system meets the needs of all spaces. Our team evaluates system capacity, connection points, and anticipated loads to determine requirements for additional equipment such as panels and transformers. The design includes power circuit plans for general areas, mechanical systems, plumbing, and the kitchen, as well as lighting control diagrams in compliance with Title 24. Emergency egress lighting layouts with photometric calculations are provided for plan approval, and empty conduit layouts are incorporated for low-voltage systems. A single-line diagram completes the electrical design, while lighting fixture layouts and specifications are provided separately by the Lighting Consultant.
Mechanical Engineering
Mechanical engineering for the project addresses the interior environment’s comfort, ventilation, and air quality needs. Our team reviews existing conditions and specifies new HVAC equipment, including supply and exhaust fans, spa air conditioning, and toilet exhaust fans. Supply ductwork is modified as necessary to integrate with ceiling designs, and new air distribution systems are provided for all areas. Comprehensive ventilation design is complemented by state-required mechanical energy compliance calculations, ensuring efficiency, comfort, and code compliance throughout the facility.
Plumbing Engineering
Plumbing design for this renovation ensures functional and efficient water, waste, and drainage systems for all salon and spa operations. Existing systems are evaluated for capacity and connection points, and new plumbing utilities are designed for hair and nail stations, toilets, and HVAC condensate drainage. Riser diagrams are provided as needed to coordinate plumbing layouts with other systems, ensuring seamless integration within the renovated interior.
