This project involves the interior renovation of an existing parking garage space into a karaoke venue at 808 South Western Avenue, Los Angeles, California. The remodel includes design updates for lighting, power, HVAC, and plumbing across offices, karaoke rooms, kitchen, reception, restrooms, and storage areas. The total affected interior area is approximately 7,000 sf.
Electrical Engineering
Scope includes review of as-built/record drawings, site observation, and evaluation of existing electrical service and system capacity. Interior electrical design includes lighting circuiting plans (layouts by Architect), Title 24 lighting control diagrams, state lighting energy compliance calculations, emergency egress lighting layouts and photometric calculations, power circuit plans for general, mechanical, and plumbing loads, low-voltage conduit coordination, single-line diagrams, and voltage drop and short-circuit (AIC) calculations. Normal condition photometric calculations and low-voltage device specifications are provided by others.
Mechanical Engineering
Services include review of as-built drawings, site observation, zoning diagram preparation, design of new HVAC equipment (including additional Roof Top Units), air distribution layout, kitchen exhaust hood design, return and supply diffusers, and state mechanical energy compliance calculations and forms.
Plumbing Engineering
Scope includes review of as-built drawings, site observation, connections to the building grease interceptor, plumbing design for kitchen fixtures/equipment, restroom plumbing fixtures, and drainage for HVAC equipment.
