Incarnation Church – Parish Hall

Project Overview

The project is located at 1001 N. Brand Blvd, Glendale, CA 91202, on a 195,679 sf (4.49 acre) campus containing a church, parish offices, rectory, and elementary school. The New Parish Hall project includes three phases: Phase A – the 9,000 sf Parish Hall and surrounding landscape/hardscape; Phase B – a 19,750 sf parking area north of the new hall; and Phase C – re-striping of the existing large parking area north of the elementary school and addition of a new raised planter (68,725 sf). The scope includes full mechanical, electrical, and plumbing design.

Project Scope

Electrical Engineering
Services include site observation and design to bring power from the existing campus service to the new Parish Hall, including single-line diagrams, load calculations, voltage drop, and short-circuit (AIC) ratings. The scope covers interior electrical system design, including lighting circuiting plans (fixtures/layouts by Architect), Title 24 lighting control diagrams and energy compliance forms, emergency egress photometric calculations, power circuit plans for general, mechanical, and plumbing loads, and low-voltage conduit coordination. Exterior electrical design includes power and lighting circuiting, Title 24 compliance, emergency lighting, and coordination for low-voltage systems. Lighting pole foundations will be designed by the Structural Engineer, and fire alarm design will be design-build by the Contractor.

Mechanical Engineering
Scope includes design of new HVAC equipment (assumed split system with exterior condensers in adjacent mechanical yard), air distribution layout, restroom exhaust, supply and return diffusers, water heater ventilation, and cooling for low-voltage equipment. State mechanical energy compliance calculations, including envelope calculations and modeling (Prescriptive-method Title 24), are provided.

Plumbing Engineering
Services include design of hot and cold-water systems, waste and vent piping, storm drainage, natural gas systems, raised planter plumbing, fixture load calculations, and plumbing riser diagrams. Coordination with Landscape Architect and Civil Engineer is included, with building connections terminating 5 ft outside walls (continuation by Civil). Site drainage is excluded. Fire protection design is design-build by the Contractor.
