This project involves the renovation of an existing warehouse at 1724 Sunset Boulevard, Los Angeles, California, into a warm shell space covering approximately 6,500 square feet, including the ground floor and mezzanine (basement excluded). The renovation includes design for lighting, power, HVAC, and plumbing systems, with provisions for future tenant units. The scope is based on client communications received on 12/19/24, 12/23/24, and 12/24/24.
Electrical services include upgrading the utility service for a multi-tenant layout, new bathrooms, lift, rooftop sign prep, stairs and hall lighting, potential reconfiguration of existing stairs, rooftop equipment, interior wall power, and emergency lighting in future tenant spaces.
Mechanical services focus on Title 24 compliance for the building envelope, new glazing and exterior openings, storefront replacement, new bathrooms, and preparation for mechanical systems and future tenant units.
Plumbing design includes a new grease interceptor, bathrooms, verification or upgrade of existing sewer and water connections for potential cafés, stub connections to proposed units and rooftop equipment, and possible fire riser relocation.
Electrical Engineering
Electrical services included reviewing as-built drawings, observing site conditions, and assessing system capacity for additional equipment needs. The scope covered interior lighting circuiting plans, Title 24 lighting control diagrams, energy compliance calculations for interior and exterior lighting, emergency egress lighting layouts, power circuit plans for mechanical and plumbing systems, low-voltage conduit coordination, and single-line diagrams. Lighting fixture layouts and low-voltage device specifications were provided by the Architect or other consultants.
Mechanical Engineering
Mechanical services focused on reviewing existing conditions and designing new HVAC systems. Deliverables included zoning diagrams, new HVAC units, exhaust for restrooms, and supply and return diffuser layouts.
Plumbing Engineering
Plumbing services included reviewing as-built drawings, documenting existing systems, and designing plumbing for new breakroom fixtures, restrooms, and drainage for HVAC equipment.
