Project Overview

This project involves the interior office renovation of two floors within an existing office building located at 12900 Crossroads Parkway South, City of Industry, California. The remodel includes updates to the lighting, power, HVAC, and plumbing systems to support the tenant’s new workplace design. The scope of work is based on project files and correspondence received on February 11, 2025, and covers approximately 34,000 sq. ft. of tenant improvement area.

Project Scope

The scope includes Electrical, Mechanical, and Plumbing Engineering services to support the two-floor office renovation.

Electrical Engineering

The electrical scope includes reviewing existing documentation and site conditions to verify service capacity and connection points. Services cover full interior electrical system design, including lighting and power circuiting, Title 24 lighting controls, state lighting energy compliance forms, and emergency egress lighting with limited normal-condition photometric calculations. Deliverables also include a single-line diagram, voltage drop and short-circuit calculations, and provisions for low-voltage conduit pathways and equipment power.

Mechanical Engineering

Mechanical services include site review and design of the HVAC system upgrades required for the renovated office floors. Scope includes zoning diagrams, specification of new HVAC equipment (including additional RTUs if required), new air distribution layouts, diffuser design, Title 24 mechanical energy compliance documentation, and HVAC provisions for IT rooms.

Plumbing Engineering

Plumbing services include review of existing site and as-built information, and design for revised or new plumbing fixtures in restrooms, breakrooms, and wellness areas. Scope also includes condensate drainage for HVAC equipment.
