Tiny Home Village – Cypress Park

Project Overview

This project delivers new emergency homeless housing with up to 16 modular units. Supporting site amenities include administrative modules, laundry modules, a guard booth, and a pet relief area. Based on documents received on March 31, 2025, Lam+Tea Engineering provided electrical and plumbing site utility design to support the modular units and overall site operations.

Project Scope

Electrical Engineering

Our electrical scope includes designing site power distribution for modular units located in methane buffer zones, in coordination with requirements from a methane consultant. Work covers power connections to state-certified modular units, exterior site lighting and power circuiting, lighting control diagrams for intent, and emergency egress photometric calculations. We provide a single-line diagram with service load calculations, voltage drop, and short-circuit (AIC) rating. Utility service coordination, interior modular electrical work, HVAC and water heating connections, Title-24 lighting calculations, and fire alarm design are excluded.

Plumbing Engineering

Plumbing services include site utility design and coordination with the Architect and Civil Engineer for connection points. Our work provides plumbing riser diagrams and fixture unit calculations, with design responsibility ending 5’-0” outside the modular unit walls. Fire protection points of connection are included, while in-unit plumbing systems and site drainage design are excluded and handled by the modular manufacturer or Civil team.
