Tiny Home Village – Van Nuys
Project Overview
This project delivers new emergency homeless housing at the Van Nuys Metrolink Station, transforming half of the site into a supportive shelter community while retaining the existing “park and ride” function. The development includes up to 55 modular shelter units along with essential site amenities such as administrative modules, a guard booth, and a pet relief area. Our scope, based on documents received on March 31, 2025, includes electrical and plumbing site utility design to support the modular units and overall site operations.
Project Scope
Electrical Engineering
Our electrical scope focuses on exterior site power design to support the modular housing community. This includes providing a single-line diagram with service load calculations, voltage drop, and short circuit (AIC) rating, along with exterior electrical system design for site power and lighting. We will develop circuiting for all exterior electrical requirements and provide lighting control diagrams for intent, with final layouts by the equipment manufacturer. Emergency egress photometric calculations will be included as required. Power design within the modular units, utility service coordination, Title 24 lighting calculations, fire alarm design, and all modular unit interior electrical work are excluded and handled by others.
Plumbing Engineering
Our plumbing scope includes site utility design to support the modular shelters and associated facilities. Services include plumbing riser diagrams and fixture unit calculations, as well as coordination with the Architect and Civil for utility points of connection. Design will extend to 5’-0” outside the building perimeter, with continuation beyond that point to be completed by the Civil Engineer. Site drainage design, and fire protection within the modular units, are excluded and provided by others; only fire protection points of connection will be included in our scope.
