Project Overview

This project involves the interior renovation of an office space at 611 North Brand in Glendale, California. Project Scope

Electrical Engineering
Scope includes reviewing available as-built drawings and existing site conditions to confirm electrical service capacity and points of connection. Services include the design of the complete interior electrical system, power distribution for general, mechanical, and plumbing loads, Title 24-compliant lighting controls and energy documentation, emergency egress lighting with photometric calculations, and a single-line diagram with voltage drop and short-circuit (AIC) calculations as applicable. Low-voltage conduit provisions are included. (Lighting design and fixture specifications by Architect.)

Mechanical Engineering
Mechanical services include reviewing existing site conditions and designing the HVAC system for the renovated space, including zoning diagrams, equipment specifications (with additional rooftop units as needed), air distribution layouts, and new supply/return diffusers. State mechanical energy compliance calculations and documentation are also included.

Plumbing Engineering
Plumbing services include assessing current site conditions and designing new plumbing systems for restrooms and breakroom fixtures, as well as condensate drainage for HVAC equipment.
