Project Overview

This project involves the interior build-out of a two-level office and laboratory space (Suites 100 and 280) within an existing commercial building at 112 South Lakeview Canyon Road in Westlake Village, California. The renovation covers approximately 30,400 sq. ft. of office and support areas and 9,200 sq. ft. of laboratory space. Engineering design will be based on client-provided layouts, equipment specifications, and design standards, and will be issued as one plan check/permit set, with construction occurring in two or more phases.

Project Scope

Electrical Engineering
Scope includes reviewing existing as-built drawings and site conditions, assessing electrical capacity and points of connection, and designing the complete interior electrical system. Services include power distribution for general, mechanical, plumbing, lab, UPS, and emergency generator-supported equipment; Title 24-compliant lighting controls and energy documentation; emergency egress lighting with photometric calculations; low-voltage conduit provisions; and preparation of a single-line diagram with voltage drop and short-circuit (AIC) calculations as applicable. (Lighting design and fixture specifications by Architect; low-voltage systems by others.)

Mechanical Engineering
Mechanical services include reviewing existing conditions and designing HVAC systems to support lab and office requirements, including zoning diagrams, supply/return layouts, and new rooftop units. Scope covers specialized needs such as exhaust and makeup air for designated equipment areas, pressure control, filtration requirements, and humidity control where required. State mechanical energy compliance calculations and documentation are also included.

Plumbing Engineering
Plumbing scope includes assessing existing conditions and designing new plumbing systems for restrooms and breakrooms, as well as water, waste, and drainage needs to support laboratory equipment and HVAC systems. Services also include routing for vacuum, compressed air, and nitrogen piping based on lab consultant input and specifications.
