This project involves the addition of a 2nd-level retail space to an existing commercial building at 8718 West 3rd Street in Los Angeles, California. Our scope includes Mechanical, Electrical, and Plumbing (MEP) design for the new 650 sq. ft. tenant space. Work includes code-compliant lighting for the new area, HVAC equipment specifications with main system penetrations/stub-outs for future distribution, and the relocation of existing ground-floor units to the roof with extended main ductwork. Final interior design of the retail suite is excluded from this scope.
Electrical Engineering
Our electrical scope includes reviewing available as-built drawings and existing site conditions to determine the electrical point of connection and system capacity. We provide a power circuiting plan for general and dedicated equipment loads, code-required emergency egress lighting with photometric calculations, Title 24 compliance documentation, and a single-line diagram based on existing field conditions.
Mechanical Engineering
Mechanical services include site review and assessment of existing conditions, HVAC system design, and equipment specifications suited for the new retail space. Work also includes zoning diagrams for coordination, as well as Mechanical Title 24 modeling and energy compliance documentation.
Plumbing Engineering
Plumbing services cover the design of new restroom plumbing systems, including water and waste connections for future tenant requirements. The scope also includes confirming existing site conditions, providing POC for future extensions, and designing drainage for new HVAC equipment.
