Project Overview

This project involves the interior renovation of a single-story office space located at 177 Colorado Boulevard in Pasadena, California. The renovation includes the design and integration of lighting, power, and HVAC systems to support three newly planned office spaces. The scope of work is based on project information received on June 30, 2025, and will be developed and completed under a single permit set. The total area included in this scope is approximately 350 square feet.

Project Scope

Electrical Engineering
The electrical scope includes a full review of available as-built drawings and an assessment of existing site conditions to determine the current electrical service connection and capacity. Lam+Tea will evaluate anticipated loads to identify whether additional electrical equipment is required. The design includes a complete interior electrical system with lighting circuiting plans, Title 24-compliant lighting controls, emergency egress lighting layouts, and energy compliance documentation. Power circuit plans will be developed to support general electrical needs as well as mechanical systems, incorporating conduit pathways for low-voltage systems. A single-line diagram along with voltage drop and short-circuit (AIC) calculations will be provided based on available conditions.

Mechanical Engineering
The mechanical scope includes reviewing as-built drawings and observing existing site conditions to develop the appropriate HVAC approach for the renovated office spaces. Lam+Tea will prepare a zoning diagram for coordination and design any required HVAC equipment, along with a new air distribution layout. The design will include return and supply diffuser specifications and mechanical energy compliance calculations and forms as required for permitting.
