Project Overview
The project will consist of the interior renovation of an office space in an existing office building located at 800 West Sixth Street, Suite 320 in Los Angeles, California. Remodel involves design changes for lighting, power, HVAC and plumbing for all spaces in the suite. The scope of work described herein is based on file(s) and email(s) received on 07/18/25. Approximate total area of the interior is 2,200 square feet.
Project Scope
Lam+Tea provided full Mechanical, Electrical, and Plumbing (MEP) engineering design services for this project, which included the following:
Electrical Engineering
Lam+Tea provided full electrical engineering design services, beginning with a review of available as-built drawings and existing site conditions to determine the electrical point of connection and assess system capacity. The scope included the design of a complete interior electrical system, incorporating lighting circuiting plans, Title 24 lighting control intent diagrams, emergency egress lighting layouts with required photometric calculations, and state lighting energy compliance documentation. Additional services included developing power distribution plans for general, mechanical, and plumbing loads, coordination of 120/208V power for systems equipment, single-line diagrams, and required voltage drop and short-circuit (AIC) calculations.
Mechanical Engineering
Mechanical services included reviewing as-built drawings and existing HVAC conditions to support a coordinated design approach. Lam+Tea prepared zoning diagrams and provided the design and specification of all new HVAC equipment, including additional roof top units as required. The scope also covered new air distribution layouts, including supply and return diffuser design, along with preparation of state mechanical energy compliance calculations and forms.
Plumbing Engineering
Plumbing design services included a review of existing conditions and the design of new plumbing systems to support the project’s added program requirements. The scope included complete plumbing design for new restrooms and breakroom fixtures, as well as drainage design for HVAC equipment to ensure proper system performance and integration with the overall MEP design.
