The project will consist of interior renovation of an office space located on two separate floors of an existing office building located at 1900 East Los Angeles in Simi Valley, California. Remodel involves design changes for lighting, power, HVAC and plumbing in the suite. Scope of design also includes elevator lobby, corridor and stairway areas. The scope of work described herein is based on email(s) description received on 07/28/25. The total area of renovation is approximately 15,000 square feet.
Electrical Engineering
The electrical scope includes reviewing available as-built drawings, performing site observations to determine the tenant’s electrical point of connection, and assessing system capacity to confirm if additional equipment is required. The design will include an interior electrical system consisting of a lighting circuiting plan (based on Architect-provided fixture layouts), a Title 24 lighting control diagram, emergency egress lighting with required photometric calculations (normal lighting photometrics excluded), state lighting energy compliance forms, and a power circuit plan coordinated with the Architect’s CAD power/receptacle layout. Low-voltage system allowances will be incorporated through empty conduits and 120/208V power coordination based on sketches provided by others. A single-line diagram will be prepared based on available field conditions, and voltage drop and short-circuit (AIC) calculations will be provided where applicable.
Mechanical Engineering
The mechanical scope includes reviewing available as-built drawings, observing site conditions, and providing zoning diagrams for coordination. The design will include new HVAC equipment (as required), a new air distribution layout, return and supply diffusers, and required state mechanical energy compliance documentation.
Plumbing Engineering
The plumbing scope includes reviewing available as-built drawings, observing site conditions, and providing design for new breakroom plumbing fixtures, along with drainage requirements for any new HVAC equipment.
