Project Overview

The project will consist of the addition of a 2nd level retail space to an existing commercial building located at 7627 Sunset Blvd in Los Angeles, California. Design involves providing mechanical, electrical and plumbing for new retail tenant space. Code required minimum lighting in new space; HVAC equipment specifications and main penetration/stub into new space for future distribution. Relocation of any existing ground floor units to a new roof with extended main ducts. Final interior design of retail suites is not included in this scope of work. The total affected area of design is approximately 500 sqft. The scope of work described herein is based on email(s) and file(s) received on 9/25/25.

Comprehensive MEP Design Services
Lam + Tea Engineering provided full Mechanical, Electrical, and Plumbing (MEP) design services for this project, ensuring that all systems were thoughtfully coordinated to support the project’s functionality, safety, and efficiency.

Electrical Engineering
The electrical scope includes reviewing available as-built or record drawings and observing existing site conditions to identify the tenant’s electrical service point of connection. Existing conduit and feeder sizes and routing may not be fully verifiable during site observations and may require invasive investigation by others. The scope includes assessing existing electrical system capacity and anticipated loads to determine if additional equipment (e.g., panels, transformers) is required. A power circuit plan will be provided indicating general power requirements, including provisions for mechanical and plumbing systems, based on a power/receptacle layout to be provided by the Architect in CAD format. Minimal code-required emergency egress lighting and associated photometric calculations for the new vacant retail spaces will be included. Interior Title 24 lighting compliance calculations and forms will be provided, along with a single-line diagram based on observable field conditions and/or available as-built documentation, which may not represent the full system.

Mechanical Engineering
The mechanical scope includes reviewing as-built or record drawings, if available, and observing existing site conditions. A zoning diagram will be prepared for coordination and review, along with specifying and designing any new HVAC equipment required for the project. Mechanical energy compliance calculations and forms will be completed as required by state regulations. Title 24 mechanical envelope modeling and compliance documentation will also be provided.

Plumbing Engineering
The plumbing scope includes reviewing available as-built or record drawings and observing existing site conditions. The services include designing the new restrooms and providing points of connection for future tenant water and waste requirements. Drainage requirements for any new HVAC equipment will also be incorporated into the design.
